Official Community Plan Amendment Application at Nordel Way and 84 Avenue (File No. LU06008)
This is a new application for the 100-acre site owned by Delsom Estates at Nordel Way and 84 Avenue in North Delta. A previous application to develop the site was denied third reading by Council at the Special Meeting following the June 16, 2005 Public Hearing.
This new application proposes to develop a comprehensive mixed use community, comprising a maximum of 850 dwelling units, an amenity building, a neighbourhood commercial centre, park areas and a pathway system. Amendments to the Official Community Plan and Area Plan designations are required to allow the proposed development.
The subject properties are currently designated One- and Two-Unit Residential, Multi-Unit Residential and Institutional in Schedule A of the Official Community Plan (OCP); and Single Family Residential, Medium Density Residential, Institutional, and Major Parks and Recreational Areas in the North Delta Area Plan (Schedule C.1 of the OCP).
When the general land uses for different areas of the site are established, appropriate OCP and Area Plan designations will be determined, which will include single family residential, multi-unit residential, institutional, parks and recreation areas, neighbourhood commercial, and/or mixed use.
